Prime villa values in the Palmeraie rose again this year. Where the next repricing will happen, and why.
Marrakech entered 2026 with the tightest prime supply we have recorded in eighteen years of advisory work. Fewer than ninety villas above the eight-figure dirham threshold changed hands in the twelve months to March, and almost two thirds of those transactions never appeared on a public portal.
The Palmeraie remains the reference district. Buyers from the Gulf continue to prioritise land area and privacy, while European purchasers increasingly accept smaller plots in exchange for proximity to international schools and the airport.
Where we see the next repricing is the Ourika corridor. Infrastructure delivered ahead of the 2030 World Cup has shortened drive times materially, and plots that traded at a discount three years ago now attract developer competition.
Our guidance to clients is unchanged: buy the location and the title first, and treat the building as a variable you can control through renovation. In a market where craftsmanship is abundant and prime land is not, that arithmetic still favours the patient investor.
