Land Along the Ourika Road: Reading the Zoning

A plot is only worth what you are permitted to build on it. How to verify before you commit.

Two adjacent plots on the Ourika road can differ in value by a factor of three because of a zoning line invisible from the roadside.

Request the note de renseignement urbanistique from the Agence Urbaine before any deposit. It states the permitted use, the coefficient of land occupation and the maximum height.

Confirm access is legally established rather than tolerated. A track crossing a neighbour's land without a registered easement is a defect that surfaces at resale, not at purchase.

Water is the third check. Confirm the depth and yield of the existing borehole and whether authorisation has been registered.
